HOW WE WORK
We are here to facilitate the property aspirations of our clients.
STAGE 1. Arrange initial meeting at a property that you own or are considering buying. We can provide indicative costs and drawings of the alterations as discussed.
STAGE 2. Should you wish to move things forward we will have an initial consultation with the planning office to ensure notional schemes and alterations are within planning and listed building guidelines. .
STAGE 3. Time to discuss contract and appointment of EPM
STAGE 4. Any project requiring planning consent, listed buildings consent or a building warrant will need the services of an architect and or structural engineer. Depending on the scope of works to be undertaken, we will engage the services of an architect and engineer with commensurate skills and pricing.
It is vital to lodge applications for all necessary consents as soon as is practicably possible. The process can take many weeks depending on the scope and complexity of the proposed scheme. While work can begin before consents are obtained care must be taken when deciding exactly what works can be carried out prior to obtaining consent.
STAGE 5. Upon confirming scope of works with the Client we will tender the works to various tradesmen with good track records of completing projects within time and budget restraints. The majority of projects will be completed using individual sub-contractors or small building companies who employ several trades. We will assess the quality and cost implications of those tendering and appoint the most suitable firms. STAGE 6. The project of works will be fully managed on a day to day basis as required. You will be dealing with the same project manager through to completion. Reports and photographs will be sent to inform you of progress. When the work is complete we will obtain completion certificates from building control.
STAGE 7. If the property is to be sold or let we can style and furnish it appropriately for the relevant market.
